Solar Roof Maintenance in Arizona - What to Watch Around the Array

Solar roof maintenance in Arizona is about where panels meet the roof - flashings, debris and nests, wiring, and tile. What to watch and when to inspect.

Solar roof maintenance is mostly about the places where the system meets the roof: the flashings at each mount, the space under the panels, and the wiring running across the roof. Those spots are easy to forget because the panels hide them, and they are where small problems turn into leaks or lost production.

AZ Solar Maintenance cleans and inspects solar systems across the East Valley. Here is what to keep an eye on, and when to have someone look.

1. Flashings at the mounts

Every mounting point is a penetration through the roof, and flashing is what keeps water out there. Arizona heat and sun are hard on roofing materials, and monsoon storms drive rain sideways. A solar panel inspection checks the flashings under the array for water intrusion risk.

What you can watch for: a ceiling stain or damp spot inside, under the part of the roof where the array sits, especially after a monsoon storm.

2. What collects under the panels

The gap between panels and roof catches leaves, palm debris, and blown trash. Birds also nest there. Debris and nests hold moisture against the roof, can slow drainage, and add droppings to the glass. If birds are the issue, see bird guard vs nest removal.

3. Wiring and connectors

Wiring runs under and between panels. Wind can work connections loose, and a wire resting against racking or roofing can wear over time. Inspections check connections across the array for looseness or visible damage. From the ground, you will not see this, which is why it belongs on an inspection.

4. Racking and hardware

High wind and hail can loosen racking without any sign visible from the street. A system can keep partly working with real damage sitting on the roof. After a strong storm, a quick after-storm check is worth doing.

5. Tile around the array

Many East Valley homes have tile roofs. Tile cracks under foot, and cracked tile near the array can let water reach the layers underneath. That is one reason a hose-and-ladder cleaning is riskier than it looks. Roof access for cleaning and inspection should be careful about where feet go.

6. The roof's age next to the system's age

Panels can outlast the roof under them. If your array went on during Arizona's solar boom, the roof may be getting older. Knowing the system's condition now gives you a baseline for later. Your solar panels are 10 years old - is your roof next? covers the planning side.

A simple routine

  • After monsoon season: look at the array from the ground, check ceilings near the array, and compare production with the same month last year
  • Fall and spring: cleaning, with a visual check of racking and connections while the crew is up there. See solar panel cleaning.
  • After major storms, buying a home, or inheriting a system with no records: a full inspection with a photo report
  • All year: solar monitoring so a quiet drop does not wait for the bill

What we do and do not do

AZ Solar Maintenance looks after the solar system: cleaning, inspection, and monitoring, including the flashings where the system meets your roof. For repairs to the roofing itself, talk with a roofer. Our photo report gives them a clear picture of what we found.

FAQ

Do solar panels damage the roof?

The panels themselves sit above the roof. The spots to watch are the mounting penetrations and what collects underneath, which is why flashings are part of every inspection.

How do I know if water is getting in around the mounts?

Look for ceiling stains or damp spots under the area where the array sits, especially after rain. An inspection checks the flashings directly.

Can you clean out debris under the panels?

Tell us what you are seeing when you reach out. Debris, nests, and droppings are common, and we will explain what a visit covers before you agree to anything.

Do you work on systems from any installer?

Yes. We work on all major panel and racking brands, and no original installer is needed.
