How Often Should Solar Panels Be Cleaned in Gilbert?

How often to clean solar panels in Gilbert - the two seasonal windows, what makes some homes need more, and how to use production numbers to decide.

For most Gilbert homes, the two windows worth checking are fall, after monsoon season ends, and spring, after pollen season. Some homes need more, depending on dust, irrigation overspray, and birds. The honest answer is to clean when the film is costing you production, and to check production so you know when that is.

AZ Solar Maintenance is based in Gilbert and cleans solar panels across the East Valley. Here is how to tell what your roof needs.

The two main windows

Fall, after monsoon season. The monsoon brings dust storms that can drop fine grit across every panel in minutes. That layer does not wash off with the next light rain. By October, many Gilbert arrays are carrying a summer's worth of film.

Spring, after pollen season. Pollen leaves a sticky residue. Dust that lands afterward sticks to it, so a light coating can turn into a heavier film over a few weeks.

Why some Gilbert homes need more

A few things speed up fouling:

  • Sprinkler overspray. Irrigation mist carries minerals. As it dries in the sun, it leaves a chalky spotting that is different from dust and needs a different approach.
  • Palms and birds. Roofs near palm trees or under flight paths collect droppings that shade the exact cells they land on.
  • Nearby construction or open lots. More dust in the air means more dust on the panels.

If your home has two or more of these, plan to look more often than twice a year.

Use production, not just your eyes

Panels can look clean from the ground and still run dirty. The better test is your own numbers:

  1. Open your monitoring app.
  2. Compare recent production with the same weeks last year.
  3. Account for weather. Cloudy stretches and shorter fall days lower output on their own. The fall and winter production guide explains what is normal.
  4. If output is down and the weather does not explain it, film is one of the likely causes.

Why the hose is not a shortcut

Gilbert tap water is hard water. A quick rinse can leave mineral spots baked onto the glass by the sun, layered on top of the dust that was already there. Climbing a tile or shingle roof to reach the array also risks cracked tile and a fall. See hard water spots on solar panels for why the method matters.

What a cleaning visit includes

  • A safe clean aimed at dust film and hard-water spotting
  • A visual check of racking and connections while on the roof
  • A production check before and after
  • Before-and-after photos for your records

Cleaning is quoted as one flat rate per visit based on your panel count. We count panels from satellite imagery, so no site visit is needed to get a number. Details are on the solar panel cleaning page.

A simple Gilbert cleaning plan

  • October to November: a post-monsoon clean and production check
  • Late spring: a post-pollen clean
  • After a haboob: look first, and clean if production does not bounce back. Haboob dust and panel cleaning walks through it.
  • All year: keep an eye on production, or let solar monitoring handle the watching

How to tell the cleaning worked

Compare production in the days before and after the visit, on days with similar weather. Before-and-after photos show the glass. The numbers show the result. How to tell if solar panel cleaning worked covers what to look for.

FAQ

Is once a year enough in Gilbert?

For some homes, yes. Homes with overspray, birds, or nearby dust usually need more. Your production numbers tell you which group you are in.

Will rain clean my panels?

Not reliably. Light rain can leave streaks and mineral spots as it dries, and panels can look clean from the ground while still running dirty.

Is it safe to have someone on my roof?

Roof access is handled carefully to avoid cracking tile or damaging shingles. We are up there to clean panels, not to repair the roofing.

Do you clean panels from any installer?

Yes. Panel and racking brand does not change the cleaning.
